What Masonry Services Do We Offer in St. Augustine?

No city on the First Coast has a more complicated relationship with masonry than St. Augustine. The oldest continuously occupied European settlement in the United States, St. Augustine was literally built from the ground up with coquina — a sedimentary limestone formed from compressed shells, quarried from Anastasia Island, and used to construct Castillo de San Marcos and much of the historic district. That legacy is still standing. And in many cases, it still needs care.

First Coast Masonry works in both St. Augustine’s worlds: the carefully preserved historic district where material compatibility and technique matter enormously, and the newer St. Johns County growth corridors — World Golf Village, Palencia, Nocatee — where modern construction is expanding at a rapid pace. The two halves of this market require very different skills. We’re comfortable in both.

St. Augustine Masonry Contractors — Historic Restoration Specialists

Coquina is unlike any other masonry material a contractor will encounter in Florida. It’s soft when freshly quarried, which made it ideal for shaping — but it hardens significantly over time. It’s also highly porous, which means moisture management is critical. The same properties that made coquina resilient under cannon fire (it absorbed impact rather than shattering) also make it vulnerable to the wrong repair approach.

Historic coquina restoration requires lime mortar, not modern Portland cement. This is not a stylistic preference — it’s structural. Portland cement is harder than coquina, and when used to repoint historic coquina walls, it creates a mismatched rigidity that forces all thermal movement into the stone itself rather than the joint. Coquina cracks. The repair defeats the structure.

We use hot lime putty mortars or NHL (Natural Hydraulic Lime) mortars for historic coquina work, matched to the original in composition and color as closely as possible. We understand St. Augustine’s historic preservation guidelines and the review process that applies to properties within the historic district or on the National Register.

Beyond coquina, the historic district has extensive examples of old brick — many laid before Florida building codes existed — in walls, chimneys, courtyard features, and building foundations. Old brick is soft by modern standards and requires the same approach as coquina: compatible mortar, careful joint raking, no power grinding of the faces.

Historic restoration services in St. Augustine:

  • Coquina wall repointing and repair with lime-compatible mortars
  • Historic brick chimney repair and rebuild
  • Tuckpointing on old masonry with matching mortar composition
  • Assessment and documentation for historic preservation applications
  • Restoration of courtyard walls, garden features, and decorative masonry elements

New Stone Installation in St. Johns County

Outside the historic district, St. Johns County is one of the fastest-growing counties in Florida. World Golf Village, Palencia, Nocatee, Silverleaf, and the Fruit Cove corridor are adding homes constantly. Those homeowners want high-quality masonry — stone fireplaces, outdoor living areas, retaining walls, and paver systems — without the complications of historic preservation requirements.

We install natural and manufactured stone throughout St. Johns County with the same waterproofing-first methodology we use across all our projects. St. Augustine’s distance from the coast varies dramatically — properties near the historic bayfront and Vilano Beach have coastal exposure concerns similar to Jacksonville Beach, while inland properties near World Golf Village and western St. Johns County deal more with drainage and soil conditions.

Stone installation in St. Johns County:

  • Natural stone fireplace surrounds and hearths
  • Exterior stone veneer on home additions and entryways
  • Stone retaining walls and garden terracing
  • Paver installation for driveways, patios, and pool surrounds
  • Outdoor kitchen masonry structures

Masonry Repair Across All of St. Augustine

St. Augustine’s repair market divides roughly into two segments. The historic district and nearby neighborhoods — West King Street, Lincolnville, Uptown — have aging masonry that faces the typical First Coast challenges of humidity, salt air (the Matanzas River is tidal), and decades of deferred maintenance. Newer subdivisions in St. Johns County have masonry that was built quickly during construction booms and often needs repair earlier than it should because corners were cut on base preparation or mortar selection.

We assess repair situations honestly. Old masonry in St. Augustine’s historic core often has intrinsic value — the character of aged brick and original coquina is irreplaceable. We repair and preserve where it makes sense, and we’re straightforward when a structure has deteriorated past the point where surface repair will hold.

Common repair situations in the St. Augustine area:

  • Chimney crown and cap repair on older homes
  • Mortar joint failure in 1970s–1990s brick construction
  • Retaining wall repair and drainage correction in newer St. Johns County subdivisions
  • Foundation wall crack repair and waterproofing
  • Brick stoop and step rebuilds
